It’s no secret selling your home is a big, hairy deal. We’ve developed a proven, consistent, 6-Step Selling Method that helps our clients sell their homes quickly, smoothly, with the least amount of stress, and for the best price.

1. Home Visits
VISIT 1: The purpose of this visit is for us to meet in person and to see and learn about your home—what you love about it and what, if any, improvements you’ve made. We measure, take notes and snap photos for future reference. Once we know what makes your house or condo unique we can pull together a CMA, or comparative market analysis, which is a detailed report that shows how much comparable homes sold for and how long they were on the market. We feel this initial step is so important to our mutual success as far as on-target pricing and speed to market that we do it before you’ve even chosen to work with us.
VISIT 2: We’ll share our recommendation on price which has been determined from a combination of the current market data (which we’ll share with you), your home’s condition, and our years of experience in the market. We also take this time to explain the selling process and how we will market your home if you choose to work with us.
2. Pricing Appropriately
The most important thing you can do to help sell your home is to price it correctly from the beginning. Overpriced homes take longer to sell which can raise questions in buyers’ minds about whether there’s something wrong with it.
Pricing it right creates interest and demand, especially in the critical first weeks of the listing when it’s getting the most showings. We have the experience and deep knowledge of the market to help you determine the optimal list price.
3. Preparing Your Home
A good first impression is essential. We work with a professional stager who provides a complimentary consultation to help you identify repairs and improvements, from decluttering and furniture arrangement to to painting and finish updates. The goal is to get the attention of prospective buyers, make your home stand out, and get a higher sale price.
Once staged, we send our expert, on-staff interiors and architectural photographer to take photos that help tell a compelling story about your home. A lot of time is spent during the shoot to find the most favorable angles and to highlight the best things about your home. The editing process takes time, too, as hundreds of photos are blended to make sure the outdoor views are visible from inside the home (the way our eyes sees it) and whittled down to the ones that will be shown on the MLS.
Over 90% of buyers start the process online, so it’s imperative your home stands out. We do every possible thing we can to make that happen.
4. Marketing Your Home
Our team has created a proven process for marketing your home. We identify and target the potential buyer profile, reaching them with a mix of marketing tactics including high-end, in-home printed materials, direct mail, social media, online sites, email and video that has been tailored for your home.
We also have extensive local and global networks of high-performing agents and potential buyers we routinely touch base with. We share your listing with other agents so they can get to know the features of your home. We believe the best marketing includes a healthy mix of technology and face-to-face.
5. Integrative Negotiations
A powerful and interest-based negotiation strategy is key to our success. Negotiation, especially when emotions are involved (and emotions are always involved in a house sale,) is an art. Integrative negotiation is all about finding the interests and priorities of the other party so that overall value created will be mutually beneficial and can be greater than a simple 50/50 split or zero-sum negotiation. In other words, our goal is a “win-win” solution focused on collaboration versus compromise. We are skilled negotiators who often find creative ways to help you get the highest price a buyer will pay with the best terms.

6. Closing
There are a lot of steps on the way to the closing table. We are proactive the whole way, providing feedback on showings, status of potential buyers, holding open houses, discussing possible changes needed based on activity, tracking and adjusting marketing and noting any market changes.
You will never feel in the dark about anything. And once an offer is accepted we keep track of dates and to-dos on both sides to ensure a smooth closing and a happy end.
