When you are ready to talk about buying a home—whether you want one now or are setting the stage for a move in a year—we will sit down with you to learn what “home” means to you. We’ll ask questions about your lifestyle, your must-haves, and any financial parameters.

We’ll explain the process of buying a home in the Madison area and can help guide you to the lenders who can get you started on the loan pre-approval process if necessary.

2. Explore

If you haven't already done so, we’ll set you up on a personalized online search based on what we heard you say so you are notified the moment a home meeting your criteria is listed.

And if you’re new to the Madison area, we’ll tour appropriate neighborhoods and visit houses representative of the area so you can get a feel for what’s unique about each place.

3. Home Visits

When you’re ready to start looking at houses, together we’ll visit the ones you’ve found online as well as any off-market opportunities we have discovered through our local networks. When you’ve narrowed it down to your favorites, we’ll share what we’ve learned about the house, including what the seller’s motivation is and how it compares to other homes.

Keep in mind, we aren’t going through this process simply to sell you a house. Our goal is to help you find a home that suits you. We want you to love it.

4. Offer + Negotiation

We take pride in our collaborative and often creative contracts.

It’s important to us that we not only protect our clients and craft beneficial contracts for them but that we also understand the seller so we can identify an acceptable solution and be in the strongest possible negotiating position.

5. The path to the closing table

This is where our transparent communication and management of the details come into play. Our priority is to keep you in the strongest negotiating position all the way to the closing. We’ll manage the timelines, provide any necessary referrals to contractors and will help troubleshoot and problem solve if any issues arise during the appraisal or inspection.

Our experience means we know how to monetize and quantify anything that comes up in an inspection so that we know what our options are at the negotiating table.

6. Your new home

We don’t abandon you after we shake hands at the closing table. In fact, we’d be honored if you’d consider us a lifelong resource. Because we’ve been doing this so long, we know all things home.
